How does investing at CostaCasa Invest work?

At CostaCasa Invest, you invest in Spanish real estate through preferred shares, issued by a Dutch entity. This makes you co-owner of tangible objects such as apartments, villas or flip projects on the Costa Blanca. We activate your capital directly in concrete projects - from purchase to exploitation. You don't have to do anything yourself: we take care of the entire process including legal processing, conversion, rental or sale. You receive periodic updates and share in the results.

What makes CostaCasa Invest different from other platforms?

Unlike many traditional funds or crowdfunding platforms, with us you actually become a co-owner of the real estate you invest in. No middle layers, no anonymous investment structures - but a clear model with direct involvement. We work primarily with equity, without dependence on banks. If necessary, we can strategically deploy external financing on a project-by-project basis - provided it improves the return and risk profile. Full transparency, quarterly reports and direct contact with the team make our model unique.

What is the expected return?

We target an annual preferred dividend of 7%, based on rental income and property growth. With successful flip projects or transformations, the total return can reach 10-15% per year. The return is only paid when actual profits have been realized and the cash position allows it. Undistributed dividends are credited to stock dividends if desired.

What costs apply?

We have a clear and investor-friendly fee model. There are no entry or exit costs. We charge a one-time 5% emission fee on your investment, which covers legal set-up, onboarding and marketing costs, among other things. We also charge an annual management fee of 2% of the assets under management. We only earn from the excess profit, on top of the fixed 7% preferred dividend - so our interests are fully aligned with yours.

Can I exit in the interim?

Each investment has an initial lock-up of 3 years. After this period, you can trade your certificates among yourself via our internal matching platform or sell them back to new entrants. We do not guarantee direct liquidity, but we do offer a clear and regulated exit process that is tailored to the portfolio development and cash position. This keeps the portfolio stable and preserves returns for all participants.

Can companies invest?

Yes, companies can also invest! You and your company can become co-shareholders by purchasing Certificates of Shares and having them paid from your company.

Our notary will request some documents for this, including:

  • The company's articles of incorporation
  • A copy of the register of shareholders
  • A copy of your identification card
